Looks good.

Two things are bothering me, though:

  • Content might be too far "below the fold".
  • Text size is a bit small.

Other than that, good job!

cheers - yes, txt size will be slightly larger.

content below the fold, agree best not to, but i really wanted large images as the focal point of the site. i think the usual reasons to have the content above the fold are a little less important due to the nature of the site.

I think the fold issue is important, as if the user cannot see the text area when s/he firsts land on the page, s/he might be confused as to what s/he is viewing.

A good work around would be to overlay key words in a label style effect on top of the photos (e.g. "a luxury 4 room villa"). The labels would have to be subtle & low key, to do not distract from the photo. However, they will give the user just enough information to keep them from becoming confused and will also encourage them to scroll down.

Then again, the design doesn't seem to fit very comfortably in 1024 x 768, so I wondering if your target audience have larger monitors (after all, they are in the market to spend $8m on villa!), which would eliminate the fold issue.

I like the layout, but I'm not to sure about the colour scheme. I personally tend to associate luxury villas with sunshine and warmth and so would assume that the colour scheme should be warmer. However, the colours you have chosen are appropriate conveying luxury. Perhaps considering using a texture to break up the background and further foreground the concept of luxury.

yes im assuming that the target audience would largely have a res higher than 1024, but i probably will reduce the size slightly to cater for those who do not.

if it is 1024 they will lose some of the logo on the left and the logo on the right(the whole development logo so not too important) i will try and make the site just off center so they would loose more of the right logo and less of the actual villa logo.

the main images will end below the fold so the viewer can see there is more below.
